UAE Golden Visa 2026: passport and residency card on a professional desk

UAE Golden Visa 2026: new categories, real requirements, and what to prepare

02-Apr-26

The Golden Visa started as a programme for investors and exceptional talent. In 2026 it covers over 20 professional categories, processes applications in under 48 hours for straightforward cases, and has issued more than 200,000 visas since launch. Here is what actually matters if you or your employees are considering it.

Routes that work right now

Salary route (skilled professionals): Minimum AED 30,000 per month with 24 consecutive months of salary evidence and a valid UAE employment contract. This is the most common route for senior hires and it requires payslips, bank statements, and a letter from the employer.

Real estate investors: AED 2 million in qualifying property ownership, verified by Dubai Land Department valuation. Mortgage status does not disqualify you as long as the property value meets the threshold.

Entrepreneurs: A UAE-registered business with audited value of AED 500,000 or above, or approval from a government-accredited incubator. The audit must come from an approved firm, not a management-accounts pack.

Specialist talent: Nomination or endorsement by a competent UAE authority, backed by verifiable achievements: awards, publications, patents, portfolio, or professional certifications in the specific field.

New categories added in 2026

AI and machine learning specialists, blockchain and Web3 developers, digital content creators, climate scientists, biotech professionals, space engineers, e-sports professionals, nurses with 15-plus years of service, healthcare researchers, and entertainment and media professionals. Each category requires endorsement from the relevant UAE authority alongside standard documentation.

Processing and duration

AI-assisted review systems now handle initial eligibility screening, bringing processing to under 48 hours for clean applications. Visas are issued for 5 or 10 years, are renewable, and are self-sponsored, meaning they are not tied to an employer. If you change jobs, your residency remains intact.

What to prepare before you apply

Gather 24 months of payslips and bank statements (salary route), or audited financials and trade license (entrepreneur route), or property valuation from DLD (investor route). Ensure your passport has at least 6 months validity. Attested educational certificates are required for talent categories. Missing one document resets the queue.

We handle Golden Visa applications end to end: document preparation, attestation chains, submission, and follow-up. If you want to know which route fits before you start gathering paperwork, reach out.
